Construction Manager at Risk
The CMAR project delivery integrates the functions of design and construction to achieve a balance of cost, quality and schedule. CMAR forms a dynamic team relationship with the owner and architect. Advantages of our CMAR delivery process are:
- CMAR project delivery approach puts the client, designer and builder on the same team.
- The client's best interest is better served by HWC’s CMAR approach where we are hired early in the process to act as the project coordinator and general contractor. We are accountable to the client. Further, since our reputation is at risk, the client’s interests are foremost, eliminating any incentive on our part to increase profits at the expense of the project.
- Bid packages are structured to obtain the best value.
- Phased construction saves time and money. Our CMAR approach is flexible and can provide a phased project by "stacking" the schedule to reduce cost, shorten the overall construction duration and assure timely occupancy.
Design-Build Services
HWC provides a one stop shop for new construction, remodeling and fit out. When we value engineer, design and build the total costs are usually much less and field changes are handled more efficiently. We work within your budget.
Our design-build methodology like our Construction Manager at Risk approach offers distinct advantages over other forms of construction contracting, including an expedited schedule. Design–build construction also places the responsibility for both the design and construction of the project in the hands of one entity, providing a single source of accountability for the success of the project. In addition, a client contracts to design and build the project for a Guaranteed Maximum Price (GMP) based on a specific outline of criteria. This allows clients to arrange for financing and to gain the necessary approval of capital appropriations for the project based on an all-inclusive project cost.
We offer a wide range of services for Design-Build. Through "Partnering," (a partnership with the design professionals and clients) and effective communication, we use proven management systems and procedures to ensure that project goals are met. This partnering approach underlies ours basic philosophy of:
- Planning: Defining the project goals, developing a strategy and establishing team communication
- Organizing: Structuring and staffing the team and integrating our organization with that of our client, the Architect, the Consultants, and Specialty subcontractors.
General Construction
As a General Contractor, we execute our services through the traditional competitive design-bid-build method or combine it with other aspects to meet your needs. We can also integrate general contracting with construction management services to provide the best combination of project management. HWC project managers and engineers continually fine tune every aspect of the project delivery process to ensure that we are providing the highest level of client services at the most competitive price.
Self-Perform
Self-perform work is one facet of the construction business where we firmly believe in continuing the tradition of a time-honored practice. Although we have project management expertise, we are also true to our general contracting heritage and maintain the ability to self-perform many scopes of building work. This affords us the unique opportunity of: direct control of the field crews; to manage the schedule; provide a flexible response to scope changes; and control the building systems that would ordinarily be subcontracted to others.
